Pimpri-Chinchwad, August 6, 2025 – In a major relief to thousands of property owners, the Pimpri-Chinchwad Municipal Corporation (PCMC) has announced a 50% reduction in the general component of property tax for residents living in Red Zone areas near the Central Ammunition Depot (CAD).
The Red Zone is a protected area surrounding the CAD, where strict restrictions on construction and development are enforced for security reasons. For decades, property owners in these areas have been unable to carry out new construction, redevelopment, or major repairs without special permissions from defense authorities. These limitations not only reduced the usability of their properties but also lowered their market value.
Residents have long argued that despite these restrictions, they were required to pay the same property tax as owners in fully usable zones. Several citizen groups, housing societies, and local leaders have repeatedly demanded a reduction in tax rates, highlighting the unfair financial burden.
With this new decision, the PCMC will reduce the general tax portion of the bill by half, effectively lowering the overall property tax amount for eligible residents. However, the relief applies only to the general tax component and not to other charges like water tax, sewerage tax, or fire tax.
Municipal officials have stated that the measure is aimed at providing fairness and acknowledging the hardships faced by people living under development restrictions. The move has been widely welcomed by residents and is expected to benefit thousands of households in Pimpri-Chinchwad’s Red Zone localities.
